Resumen
El bosc de ribera gaudeix d’una importància notòria a diferents indrets del territori peninsular. Mitjançant un exemple real derivat d’un treball professional de l’autor, es procedeix a fer la seva valoració econòmica per cinc mètodes diferents, davant els dubtes que es plantegen sovint en aquesta feina, posant-se de manifest que l’interès de la seva explotació de la fusta no és l’únic que justifica la valoració d’un arbre d’aquestes característiques. Els valors racionalment obtinguts (de l’ordre de 8 - 12 €/m2) resulten força superiors als que es venen considerant a les expropiacions incoades per les diferents administracions actuants en la creació d’infraestructures (de l’ordre de 1.5 - 2.5 €/m2), raó per la qual caldria corregir en el futur aquest error de valoració d’actius immobiliaris que tant perjudica actualment els propietaris afectats pels esmentats procediments administratius.
The riparian forest is of great importance in different places of the peninsular territory. Taking advantage of a real-world example of professional work of the author, and before the questions that typically are asked in this type of tasks, it is performed the valuation of a tree of these features by five different methods, being clear that the interest of timber exploitation is not the only one that is justified. Rationally values (in the order of 8 - 12 €/ m2) are considerably superior to those who are considered compensatory in forced expropriations initiated by different administrations acting for the creation of infrastructures (in the order of 1.5 – 2.5 €/ m2), it is necessary to correct this error of valuation of real estate assets that both harms, currently in the future homeowners affected by these processes.
